1.Neighborhood & Location

This is undoubtedly one of the most important things to check before buying a ready to move in flat.

Location Of The Property:This is also one of the biggest price factors for a flat. As living in a posh area has its benefits, it comes at a hefty price.

Connecting Roads: Whether it’s daily commutation to your office, or your friends & family coming over the weekend, a nice road will keep the journey pleasant.

Near by Malls & Markets: A close market will be very convenient for monthly shopping of apparels & other luxuries.

2.House design

Overall space in the Apartment: This is by far the most important point to consider before booking a ready to move-in flat. Once the interior is done, all that woodwork & furniture will take a lot of space. And you don’t want to scooch over every time you are walking inside your house.

A minimum area that we keep in check before suggestion a flat is:
1 BHK>650 sq ft SPA
2 BHK >1200 sq ft Super Built Up Area
2.5 BHK >1300 sq ft Super Built Up Area

Ventilation: A house built with proper ventilation will keep the ambience fresh and windy.

And if you have an infant or school going kid, then a school close to your home is going to make things a lot easier.

The reason we have given the kitchen a separate point is because we understand how essential kitchen space is for everyday use.

Your kitchen can make cooking fun and it can also make you hate cooking.

Gas pipe-line: Very soon the government is going to supply the LPG directly to your home using pipelines, and most of the new ready to move in apartments in Bangalore have already installed the pipe. So make sure yours has one.

Fire Safety: This is not an additional benefit, as per the law for apartments, all fire safety measures have to be there. Apart from your building, make sure your apartment has an extinguisher and sprinklers inside your apartment.

Water Heater: Some apartments have started giving pre-installed geysers in both the washrooms. In a few apartments, they have also given a connection of pre-installed solar heaters, so that you can save money on your electricity bill as well.

Broadband Outlet: Now that most of us are working from home, it’s better to make sure that you are getting strong wifi signals in all of your rooms. For that some apartments give an outlet point in all the rooms, so that you can plug-in a reflector.

Covered Parking: In many apartments there will be some covered parking and some open parking, and in that case it’s not guaranteed that you will get a closed parking.

Dog Friendly: If you are a dog loving person, and planning to get a furry friend in the future, then it’s important to check if the society allows it.

Supermarket: A supermarket inside the property is a big advantage. Whether it’s a requirement of an emergency grocery, and or a need to munch a snack, it’s good to have a mart downstairs.

You also need to check what kinds of properties surround your house, whether it is commercial or residential. It’s important to take a note of that, as the current and future developments might control the price of your apartment in the future.

16.Launch Date

This is a common myth that an apartment will get a capital gain as the property will get old. But ask yourself, “Will you buy a 10 years old flat or 1 year old flat?”

Everyone prefers a new property, as over the period old buildings get weary and teary. On an average, the value of a property will start depreciating after 8-10 years. So, as a thumb rule, try to buy a property as new as possible.
